FHA Streamline Refinance in Michigan

An FHA Streamline refinance lets homeowners with an existing FHA loan refinance into a new FHA loan with less paperwork, often without a new appraisal. It must provide a real benefit, such as a lower payment or moving from an adjustable to a fixed rate.

— Program Overview

What makes it “streamlined.”

Because your loan is already FHA-insured, HUD allows a simplified refinance. On many Streamline refinances, the lender does not need a new appraisal and may use reduced income and credit documentation.

The key rules

  • You must already have an FHA loan, and it must be current.

  • Seasoning: HUD requires a waiting period and a minimum number of on-time payments on your current loan before you can streamline.

  • Net tangible benefit: the refinance must improve your situation as HUD defines it, such as reducing your combined rate and mortgage insurance or moving from an ARM to a fixed rate.

  • No cash out beyond a very small amount.

Upfront and monthly FHA mortgage insurance still apply to the new loan; part of your original upfront premium may be refunded or credited if you refinance within a few years. Eligibility is subject to HUD rules and lender approval.

— How It Works

How an FHA Streamline works.

  1. Send your current mortgage statement. We check seasoning, payment history and your current rate and MIP.

  2. Benefit check. We confirm the refinance meets HUD’s net tangible benefit test, and whether it actually saves you money after costs.

  3. Loan Estimate. You see the new rate, APR and closing costs before you commit.

  4. Close. Often faster than a full refinance, because many files skip the appraisal.

A Streamline is simple, but it isn’t always the right move.

— Common Questions

FHA Streamline questions, straight answers

Do I need an appraisal for an FHA Streamline?

Often no. Many Streamline refinances are done without an appraisal, which helps if your home value is uncertain.

How soon can I do an FHA Streamline after buying?

HUD requires a seasoning period and a minimum number of payments on your current FHA loan. We will check your exact dates from your mortgage statement.

Can I take cash out with an FHA Streamline?

No, beyond a very small amount. For cash out, look at an FHA or conventional cash-out refinance instead.

Will a Streamline remove my mortgage insurance?

No. The new loan is still FHA-insured. If you have enough equity, a conventional refinance may remove mortgage insurance.

Is an FHA Streamline worth it?

Only if the savings outweigh the costs within the time you plan to keep the loan. We will show you the break-even before you decide.
